What this calculator measures

A fixed-rate amortizing loan uses equal scheduled payments that cover interest and gradually reduce principal. Early payments contain more interest because the outstanding balance is higher; later payments contain more principal.

The calculator converts the entered annual nominal rate into a monthly rate and the term into monthly payments. It assumes payments occur monthly and the rate does not change.
